Overview
Atlas Restoration was contracted to stabilize the foundation and concrete slabs of a residence in Barrington, IL. The homeowner was experiencing differential settlement and cracking in both the garage and basement slabs, an indication of underlying soil movement. Working closely with the structural engineer, Atlas Restoration developed a comprehensive repair plan that consisted of the installation of 3½-inch resistance piers and precision slabjacking to restore elevation and long-term stability.
The final design included twelve (12) SP-110 Titan resistance piers installed to engineered load requirements, along with slabjacking over 1,100 square feet of interior concrete. The project was successfully completed with minimal disruption to the property and a permanent solution to the settlement issues.

Limited Interior Access

Solution
Atlas Restoration executed the work in two phases to ensure safety, accuracy, and minimal homeowner disruption.
Phase 1: Foundation Stabilization
• Site Preparation & Protection – Established safe work zones, protected interior finishes, and planned access for pier equipment.
• Pier Installation – Installed twelve (12) 3½-inch outside diameter resistance piers using Titan SP-110 brackets to the required engineered resistance. Each pier achieved ultimate capacities ranging from 14,400 to 53,903 pounds, depending on load location.
• Concrete Removal & Replacement – Approximately 63 square feet of interior concrete was removed and replaced to accommodate the new pier brackets and foundation access points.
Phase 2: Slabjacking Operations
• Basement Slab Lift – Injected high-density polyurethane beneath 600 square feet of basement slab to restore original elevation and eliminate voids.
• Garage Slab Lift – Performed slabjacking over approximately 525 square feet of garage slab to correct slope and improve drainage toward the overhead door.
• Quality Control & Finish – Verified elevations using laser level measurements and sealed all injection ports and concrete seams for a clean, finished result.
Outcome
Upon completion, the Barrington Residence foundation was fully stabilized and leveled, resolving long-standing structural concerns. The pier system now provides permanent load-bearing support, while the slabjacked areas are restored to safe, even conditions.
